Office rent in the Minneapolis market is typically quoted either as a flat monthly rate per suite or as a price per square foot per year, and the difference matters more than it seems. A $575 monthly suite in St. Louis Park might be a smaller private office, while a similarly priced space elsewhere could be significantly larger depending on the building and neighborhood.

Location within the metro plays a real role too. Gross Lease vs. Modified Gross vs. Triple Net

Always ask directly which structure applies before comparing two listings on price alone. A lower quoted rent on a modified gross or triple net lease can end up costing more than a higher quoted rent on a true gross lease.

What to Look for Beyond the Price Tag

A few things worth checking before touring or signing anything.

Ask about lease length and any incentives tied to it. Landlords in this market frequently offer a free month of rent in exchange for a one year or longer commitment, which can meaningfully change the effective monthly cost.

Ask what condition the space is in. Move-in ready with fresh paint and flooring is very different from a space that needs work before you can use it, and that difference should be reflected in either price or lease terms.

Ask about parking, building access hours, and whether conference rooms or shared amenities are available. These are easy to overlook during a quick listing scroll but matter daily once you're actually working there.

Ask who else is in the building. A mix of established small businesses and professional tenants often signals a well-managed property, while high vacancy or frequent turnover can be worth asking about directly.
